Hold on. Things are gonna get busy in Lower Mainland real estate.

The Chinese New Year is underway, with its traditions of lucky money, renewal and family. Chinese households throughout the Lower Mainland will welcome family members who have stayed behind to live and work in Mainland China. And while they're here, they'll buy property.

The 15-day holiday is the perfect opportunity to do some power househunting. According to Realtor Crystal Hung of MacDonald Realty in Richmond, it's often the only opportunity for the family members who live and do business in China. "The factories actually close in China for the New Year. It's the only time they can take a break without guilt."


It's a break for the visitors, but for Realtors -- especially in the hot zones that overseas investors prefer -- it's non-stop open houses, home tours and negotiations during the holiday. If it's anything like last year, agents and employees in real estate offices will be working double shifts to accommodate the rush.

Home sales last February tell the story. Chinese New Year in 2011 started on February 3, and that month sales exploded, up 70 per cent from January of that year. March home sales climbed again as deals closed -- up 32 per cent from February.


"There's an enormous spike in activity," says Malcolm Hasman of Angell Hasman & Associates Realty. He says his business is affiliated with the top 20 Chinese agents in the area, who are all expecting many buyers coming in for the holiday. As a specialist in top-end luxury homes in West Vancouver, he prepares by advertising extensively in Chinese media, holding agents' opens and attending events with his high-profile Chinese clients.


January traditionally sees a dip in the number of listings, but all this New Year buying is changing that. Glenn Dennis heads the Glenn Dennis Group in South Surrey/White Rock, an area that took off with overseas Chinese buyers last year. He starts lining up listings in November to make sure there's a good variety of properties to show. 


In Richmond the Chinese influence is nothing new. Crystal Hung notes that in the last two years everyone is aware of the "Chinese New Year effect" so listings are not hard to come by. Richmond owners know this is a good time to sell a home.


While investors from China often buy real estate sight unseen, the New Year holiday gives them a chance to comparison shop. Crystal Hung says they come prepared. Almost all of them deal directly with a buyer's agent, and it's not unusual for people to arrive with six or seven properties lined up to look at.

Being able to look at homes with family members who live here gives buyers a local perspective. Malcolm Hasman says that last year 80% of all his sales were to Chinese buyers, and of those, one-third were moving to West Vancouver from other areas of the Lower Mainland. He says by having family living here, buyers have learned about the value that West Van offers in the luxury market compared to pricier Vancouver West, and they move for the safety of the community and good schools.

The hotspots for luxury homes remain Vancouver West, Richmond, West Vancouver, and, more recently, South Surrey/White Rock.


But Chinese New Year buyers are interested in investment properties as well as family homes. In the new-condo market, developers say that on certain projects, 70 per cent of their buyers are Chinese, and they're buying in areas that they used to ignore. Metrotown led the condo charge in Burnaby. Now Coquitlam and Burquitlam are awakening because they're close to the proposed Evergreen Line and good schools. Another driver is access to universities, colleges and technical institutes because parents buy condos to house their student children while they’re getting their degree.

 

This Chinese New Year ushers in the Year of the Dragon, one of the most powerful signs in the zodiac. That makes it a particularly lucky year to invest. So for many sellers in the Lower Mainland, lucky money could be headed their way.

Imagine scientists discover a new virus causing people to turn into zombies.  Now imagine an evil mastermind supervillian getting a hold of this deadly weapon and unleashing it on the world, rapidly infesting the world population, causing an zombie epidemic.  Have you ever thought of what you would do in the event of this apocalypse - what would you do? what would you eat? where would you go?  Fortunately, someone in Warsaw, Poland thought of these questions (and the prospect of an impending zombie invasion), as he commissioned architectural firm, KWK Promes, to design the world's first zombie-proof home, setting the standard and giving us ideas of how to build our own zombie repellant fortresses. 
 
Built in 2009, this two-storey concrete home features 6,100 SF of living space, including floor-to-ceiling windows and an indoor swimming pool.  "Maximum security" was definitely in the forefront of the architect's mind, as the house contains only one entrance - located on the second floor, after crossing a drawbridge - and has its exterior covered in a concrete slab shell.  The interior does not disappoint either, as it is beautifully designed with style, protected by movable walls folding into an almost-perfect cube.
 
As a big believer in brain-eating zombies being a very real future, I would buy this place in a heartbeat.

No Luck for Proposed BC Place Casino, Kinda

As some of you know, last month, the Vancouver's city council rejected a proposal from Paragon Gaming to develop a "world class entertainment complex" at BC Place, including a destination 1,200 slot machine (originally planned 1,500 machines), 150 table casino, multiple hotels, and retail complexes.  This $500-million dollar project was scrapped because the council felt that Paragon's vision didn't fit with Vancouver's "global brand" of being "the world's greenest city". 
 
Funnily enough, however, is the fact that the city HAS approved the relocation of Paragon Gaming's Edgewater Casino, located across the street in the Plaza of Nations, into BC Place.  Edgewater Casino currently has 520 slot machines (license allowing 600 machines) and 75 tables; it seems as if the city council feels that, with 600 slot machines & 75 tables, Vancouver remains an angelic "green" city, but with 1,200 machines & 150 tables, it turns into the new Sin City.
 
Some speculate that, with the  Edgewater move into BC Place, Paragon will relocate with the anticipation of expansion in the back of their mind.  This proposal rejection is merely a setback for them, as once the noise dies down about the issue, they are expected to bring up a new proposal for the project.  The joke going around is that Paragon should leave extra space between the slot machines at BC Place, so that it will be easier for them to slide in the new ones later.

Live At Sesame

Tasty, sweet, savoury... These are words you would expect to find on a menu, describing a selection of delicious foods.  The Magnum Marketing team, however, uses these adjectives to label their new Sesame project, located in the heart of East Vancouver.  The project is a joint venture between developers Marcon and Jameson.  Sesame serves up a collection of 61 one, two, and three bedroom homes, starting from $269,900.  They claim to be the place where easts meets west, and they may have a point - with Vancouver's Chinatown and "Little Italy" districts both within minutes of its planned location at Renfrew & 2nd Ave.

Staple Art

 
It's Monday and I'm feeling a little artsy.  Browsing through a popular Vancouver-based lifestyles website thehue.ca, I found a post on a cool art project that I'd like to share with you all.  Artist, Peter Root, built "Ephemicropolis 2010" - a city made out of 100,000 staples, arranged over a period of 40 hours.  Imagine buying and selling real estate like that!

If you live in Richmond, you may have seen (or even felt) the enormous fire that consumed the Cambie Living construction site, near Garden City and Cambie, late Tuesday night.  The site, which was comprised of both, nearly-completed Remy and Alexandra Gate projects, were totally engulfed in flames, as embers rising from the blaze created spot fires all along the block.

 

Remy fireRemy and Alexandra Gate were two of the first six-storey wood-framed buildings constructed under a revised BC building code, which allows higher wood-frame buildings to be constructed (the previous limit was four-storeys).  This revision in the building code, which was an attempt to stimulate BC's timber industry, has left people all over the city wondering whether it was a mistake - and if it should be reverted back to the old code.  City officials tried to reassure the public that higher wood-frame structures are safe, and that this is a special circumstance, with sprinklers and fire prevention measures having not yet been installed at Remy and Alexandra Gate.  Fire officials, however, reiterated that these taller wood-framed buildings are dangerous and a threat to public safety, as they did back in 2009 when the revision to the code was made.

 

Developers of the Remy stated that they would recommence construction as soon as they could.  Nobody was hurt in the fire.

Last week I had the opportunity to attend a VIP Realtor-Only event hosted by MAC Marketing for the upcoming development, Maddox Downtown.  This 32-storey project, including 10 levels of their Platinum Collection, is slated to be built just over the Granville Bridge in Downtown Vancouver.  The builder, 40-year veteran Cressey, makes pledges of "Place, Form, and Trust", and after checking out their presentation centre, it seems as if they will be able to deliver on these promises.

 

At first glance, the location might not be prime, as it is situated right beside the loops going on and coming off the Granville Bridge; however, the team at Maddox has inside information on the matter, as it is revealed that the City of Vancouver plans to remove these loops and turn the neighbourhood into a Granville Island-esque type of community, with small shops and beautiful walking paths set to replace what is currently uneven roads and gravel parking lots.  Luxury will come standard at the Maddox, with amenities including: lobby with concierge, fitness centre with his and her steam rooms, and a rooftop lounge equipped with big screen television and kitchen for hosting larger groups.  Despite all these amazing features planned for the development, the most impressive to look forward to is the view; with the changes to the Granville Bridge loops, residents of the Maddox (above the 12th floor) will have a spectacular, unobstructed water, mountain and city views.  In my opinion, this will be the X-Factor in the Maddox Downtown' success.
 
With 1 bedrooms starting in the 350's, these units are well-priced and may go quick.  Unfortunately, my camera was broken during my visit, so I wasn't able to get any shots for you guys, but you can check out the Maddox Downtown on their website here: http://maddoxdowntown.com/
